Our systematic approach to custom builds and remodels is simple, clear and streamlined.
1. Project Development Phase
Start Your Project
The first step is to complete our New Project Form.

From there, we review your information to determine if we are a good fit and reach out to discuss your project in more depth. This is a chance to get to know each other and your property.

Construction Plans & Permits
Whether you’re starting from scratch or refining a rough concept, we’ll connect you with trusted designers/architects that fit your vision and style. We work with you and the design team during the planning stage so that your design matches your budget.

Proposal
Once your plans are finalized, we will put together a proposal with a detailed cost-to-build estimate. Learn more about our pricing structure and construction costs.

Contract
If you choose to work with us, we sign a contract and a retainer is collected to kick off the next phase.
2. Pre-Construction Phase
This phase occurs after your construction drawings are complete and before construction begins. It is the process by which your construction plans are converted to a project plan. It's also when we solidify the scope of work, collect costs and finalize the cost-to-build estimate.​

Some of the main action items during the pre-construction phase include:

reviewing the construction drawings again and again, and again.

conducting client meetings and asking a lot of questions.

mapping out the entire project by itemizing the scopes of work for every trade

meeting with subs to go over the project in depth

preparing bid packages for subs and suppliers

reviewing all bids and determining the various subs to hire

assisting you in making selections via our Selections Worksheet

shopping for selections

performing takeoffs for all the materials needed in the project

setting up the project in Buildertrend

plugging all costs into final cost-to-build estimate

No construction happens on the job until the pre-con phase is complete and you have reviewed the final cost-to-build estimate. If all looks good, we convert the estimate to our budget. You pay a deposit for construction costs and this officially kicks off the construction phase.
3. Construction Phase
During construction, we execute the project plan, focusing on communication, budget, timeliness, and quality:​
